Buying a home is challenging enough. Buying one from across the country while preparing for a military move requires a whole different level of planning, communication, and trust.
These buyers were referred to us by another real estate agent as they prepared for their relocation to Washington. Since they couldn't be here in person, we created a customized home search and conducted every showing virtually, making sure they felt connected to each property and confident in their decisions despite the distance.
Then the perfect home hit the market.
There was just one catch, I was on vacation with my family, nearly 3,000 miles away.
Real estate doesn't stop when you're out of town, especially when your clients have found the right home. I immediately coordinated with a trusted colleague to show the property on my behalf while I stayed closely involved behind the scenes. After the tour, I jumped on the phone with my clients to discuss the home's strengths, the competitive market, and how we could position their offer for success.

During the home inspection, we uncovered a significant issue, a failing sewer line that would require an expensive replacement, along with several smaller repairs. Rather than asking my clients to take on those costs after closing, I went back to the negotiating table.
Through strategic negotiations, we secured two important wins:
A seller concession that reduced my clients' cash needed at closing.
A brand-new sewer line installed before closing, eliminating what could have been a major expense and headache after move-in.
By the time my clients arrived in Washington, they weren't walking into unexpected repairs—they were walking into a home that was ready for their family's next chapter.
